Modern Nomads provides furnished accommodation and property management services in Australia.
Our website enables users to:
- Browse available accommodation and property information;
- Make short-stay accommodation bookings through our online booking system;
- Submit enquiries for long-stay accommodation;
- Submit partnership enquiries;
- Contact Modern Nomads regarding accommodation or other services; and
- Access information about Mono and the services we provide.

User Responsibilities

Short-Stay Bookings
Short-stay accommodation may be booked through the booking engine available through our website.
Modern Nomads currently uses Hostaway to support its online accommodation booking process.
A booking is not considered confirmed until the booking process has been completed and you have received confirmation of your reservation.
Property availability, rates, minimum stay requirements and other booking conditions may vary between properties and dates.
The price, dates, number of guests, property and other applicable booking information presented during the booking process should be reviewed carefully before confirming your reservation.
Where there is any inconsistency between general information on our website and the specific conditions presented during the booking process, the conditions applicable to your confirmed booking will apply to the extent permitted by law.
Partnership and Other Enquiries
Property owners, accommodation operators, businesses or other parties may submit enquiries through our “Partner With Us” or other website forms.
Submitting an enquiry does not:
- Create a partnership, agency, management or other contractual relationship;
- Require Mono to accept or respond positively to the proposal; or
- Constitute acceptance of any commercial terms proposed by the submitting party.
Any partnership, property management or other commercial relationship will be subject to separate discussions and, where applicable, a separate written agreement.
Property Information and Availability
We take reasonable steps to ensure that property descriptions, photographs, amenities, rates and other information displayed on our website are accurate.
However, property information may change from time to time.
Images are provided to represent the property but minor differences may occur due to furniture changes, maintenance, upgrades or other operational reasons.
Availability displayed through the website or booking system may also change until a booking has been successfully confirmed.
To the extent permitted by law, Mono does not guarantee that every property feature, photograph or description will remain unchanged indefinitely.
Maintenance and Access
From time to time, maintenance, repairs or inspections may be required during a guest's stay.
Where reasonably practicable, Modern Nomads will seek to minimise disruption and provide appropriate notice before accessing occupied accommodation, except where urgent access is reasonably necessary for safety, security, emergency maintenance or other circumstances permitted by law.
Guests should promptly report maintenance issues, damage or safety concerns to Mono.

To the extent permitted by law, Mono is not responsible for interruptions or failures caused solely by independent third-party services outside Mono's reasonable control.
Nothing in these Terms excludes any responsibility that cannot lawfully be excluded.
